
The European Performance of Buildings Directive (EPBD) requires an Energy Performance Certificate (EPC) to be provided for all buildings in certain circumstances.
An EPC is required for all property offered for Sale or to Rent – both residential and Commercial Property.
Only a qualified and accredited assessor is permitted to produce these certificates.
The responsibility for obtaining an Energy Performance Certificate lies with the Seller or Landlord of the property in question.
Failure to produce an EPC will result in the issue of a fine from the relevant authority.
There are certain exemptions from EPCs.
An accredited assessor will visit the property. The assessor will require access to all parts of the property particularly the roof void, boiler, hot press and meter cupboard.
An EPC inspection on a standard residential property should take approximately 1 hour to complete. An Energy Performance Certificate for a commercial property will take substantially dependant upon the type of building.
You should expect to receive your report within 3 days for residential and 5 days for commercial.
Your report will also be lodged in the central register, making it accessible; particularly to your solicitor should you be selling the property.
As with all property matters costs vary dependant upon the nature of the property. The cost for production of an EPC for a standard residential property will be in the region of £100 plus vat. This will include the registration fee for lodgement in the central register.
